Mortgage Foreclosure Guarantees
Mortgage foreclosures continue to be an unpleasant reality in the housing market. The Mortgage Foreclosure Guarantee is a title insurance product that provides the foreclosing lender with a report detailing the necessary parties defendant, subordinate liens and encumbrances and a tax search. The Mortgage Foreclosure Guarantee provides $10,000.00 of coverage for a $500.00 premium. The premium includes a continuation of title to the date of filing the Summons and Complaint to establish any additional necessary parties defendant. Given the increased level of legal scrutiny in foreclosure proceedings, lenders should seriously consider purchasing a Mortgage Foreclosure Guarantee prior to commencing an action to foreclose.

Last Owner Searches
A “last owner” search is a report of items found in the public record against the name(s) of the present owner(s) of the premises from the date of acquisition to the present. Results are provided in a typewritten summary with tax payment information included. These searches are provided for informational purposes only and are not insured.
